Custom designed inside and out by TRG Architecture + Interior Design and constructed by high-end homebuilder JP Lindstrom, this property is something quite unique. The 1924 Tudor Revival house that existed on the half-acre site was determined to have historic value, so the exterior look could not be modified in any way. Instead, all worn and damaged elements were thoughtfully replaced to match the original. For instance, old leaded glass windows in need of repair were custom fabricated to match the historic ones, with those on the front of the house containing wavy glass with bubbles. To accommodate the needs of the client, an active young family of five, there was simply not enough room on the lot with the historic home in its original location. The resulting design strategy was to physically move the historic house on the site, forward (east) and south, to allow for an expansion that would include everything the client wanted.
Per the Secretary of the Interior standards for renovation of a historic property, the original house must be recognizable from any additions. To meet this standard, the TRG team designed a contemporary extension for the north side of the lot. A clear glass connection joins old and new, distinctly presenting and celebrating the original home. This concept truly enhances the experience when one pays a visit; it’s the best of two worlds.
The property is fully developed for entertaining a large group or just the family and is amazingly conducive to indoor/outdoor living. In fact, all but one of the rooms on the ground level (the guest bedroom) opens up to the outdoors. Between a 26-foot expanse of push-away sliders in the family room, multiple sets of pocketing and swinging French doors, multiple other sliding and swinging glass doors, and level thresholds, the residence is seamlessly designed for indoor/outdoor living. Its living roof on the rear and no-mow grass out front contribute to the home’s relaxed vibe. A generous lawn in the back provides ample space for kids to play, while the infinity-edge pool, integrated spa, fire pit area, extensive gourmet outdoor kitchen, covered dining area, and mid-century-modern pool house/ADU with playful pops of yellow and blue tile on its interior all contribute to home’s resort-like feel.
